Declarations of Restrictions, Covenants and Conditions (RCCs)

This document explains the structure of our community, describes homeowner restrictions, and includes a list of rules and regulations. It also identifies the services provided for each home type – single family home, duplex or townhome.

The Seneca Ridge Homeowners Association was established to manage the community's affairs for the benefit of all homeowners, including overseeing finances, preserving property values and maintaining community aesthetics. This section includes our governing documents, including the Declarations of Restrictions, Covenants and Conditions (RCCs) and By-Laws, which explain the rights and responsibilities of the Association and its members. In addition, we’ve included two documents often requested by homeowners.

By-Laws

This document, which includes several amendments, describes how Seneca Ridge is managed, and includes specifics regarding the composition and authority of the Board of Directors, voting rights and procedures.

Violations Policy

This section provides the procedure for reporting a violation of community rules and regulations.

Form for Architectural Approval

This form provides for approval of architectural changes (new construction or improvements). It is used to request approval for any planned exterior projects considered to be an addition, improvement, or alteration to a home's structure, whether attached or detached.
